Care Instructions for BNB Property Services Projects
At BNB Fencing & Services, we want to ensure that your investment in your property lasts for years to come. Below are comprehensive care instructions for each of our services, specifically designed for Colorado’s unique climate. Follow these guidelines to maintain the beauty and functionality of your fencing, concrete, landscaping, and irrigation systems year-round.
1. Wood Fencing Care
Colorado’s high altitude, strong UV rays, and freeze-thaw cycles can take a toll on wood fences. Proper care will help extend the life of your fence.
Spring & Summer:
– Cleaning: Clean your wood fence every 6 months using mild soap and water. This will remove dirt, moss, and mildew.
– Sealing/Staining: Apply a clear, oil-based sealant or stain to protect against moisture and UV damage. We recommend reapplying every 1-2 years.
– Inspection: Check for warping, splitting, or rot. If any issues arise, address them immediately to maintain the structural integrity of your fence.
Fall & Winter:
– Snow Removal: Shovel snow away from the base of your fence to reduce prolonged moisture exposure.
– Reapply Sealant: Before the first snowfall, consider reapplying sealant to prevent weather-related damage.
2. Vinyl & Ornamental Fencing Care
Vinyl and ornamental fences are ideal for Colorado’s harsh climate, as they are resistant to moisture, warping, and rust.
Year-Round Care:
- Cleaning: Use a garden hose to rinse off dirt and debris. For stubborn stains, use a soft brush with mild soap.
- Inspection: Check the fence periodically for cracks, discoloration, or other signs of stress, especially after severe weather.
3. Concrete & Paver Installations Care
Colorado’s freeze-thaw cycles can cause concrete and pavers to crack if not properly maintained.
Regular care will help avoid damage.
Spring & Summer:
- Cleaning: Sweep off dirt, leaves, and debris. Use a pressure washer, but avoid high-pressure settings to prevent surface damage.
- Sealing: Apply a concrete sealant every 2-3 years to protect against moisture infiltration and staining.
- Inspection: Look for cracks or settling and address promptly to prevent further damage.
Fall & Winter:
- Snow Removal: Use plastic shovels to remove snow and avoid using metal shovels that could scratch the surface.
- Avoid De-Icers: Do not use salt or other de-icing chemicals, as they can cause surface deterioration and cracking.
4. Landscaping & Irrigation Care
Colorado’s dry summers and freezing winters require special attention to sod and landscaping. Proper care will help ensure your lawn and plants thrive in these conditions.
Spring & Summer (March-August)
Week 1:
- Frequency: Water newly installed sod 3-5 times daily to keep it moist. Each session should last 20-30 minutes to ensure water penetrates 4-6 inches of soil.
- Note: The hot, dry Colorado climate makes frequent watering essential, especially in the first week.
Weeks 2-3:
- Frequency: Reduce watering to 2-3 times daily.
- Monitoring: Lift a corner of the sod to check soil moisture. The soil should feel moist but not soggy.
- Caution: Avoid overwatering, which can lead to root rot.
Week 4 and Beyond:
- Frequency: Water every other day or as needed based on weather conditions.
- Observation: Watch for signs of wilting or browning, and adjust watering accordingly.
Fall (September-November)
- Frequency: Water 2-3 times per week. Water deeply to encourage root growth before the ground freezes.
- Monitoring: As temperatures cool, reduce watering frequency but ensure the soil remains moist.
Winter (December-February)
- Frequency: Water once a month during dry spells, but only if the ground is not frozen.
- Caution: Do not water if snow is present on the ground; wait for it to melt and the soil to thaw.
Plant, Shrub, and Tree Care
Spring & Summer:
- Watering: New plants, shrubs, and trees need regular watering to establish their roots. Water deeply and less frequently to promote deep root growth.
- Mulching: Apply mulch around the base of plants, shrubs, and trees to retain moisture, regulate soil temperature, and reduce weeds.
- Pruning: Trim dead or damaged branches to encourage healthy growth. Prune shrubs and trees after flowering to avoid disrupting new growth.
Fall:
- Watering: Continue watering plants and trees regularly until the ground freezes. This helps the roots establish before winter sets in.
- Mulching: Apply an additional layer of mulch to protect plant roots from frost.
Winter:
- Watering: Plants, shrubs, and trees still need moisture during dry winter spells. Water them once a month during dry periods, especially evergreens.
- Protection: Wrap tree trunks with burlap or tree guards to protect against frost cracks and damage from animals.
5. Custom Gates & Metal Fabrication Care
Custom gates and metal fabrications need regular maintenance to ensure smooth operation and prevent rust and corrosion, especially in Colorado’s varying weather conditions.
Year-Round Care:
- Cleaning: Clean gates and metal fences with mild detergent and warm water to remove dirt and grime.
- Rust Prevention: Inspect for rust, especially after winter, and treat with a rust converter and protective coating.
- Lubrication: Apply lubricant to moving parts to keep gates functioning smoothly.
6. Postmaster Steel Posts & Ameristar Products Care
Steel posts and Ameristar products are durable but require care to prevent corrosion, particularly during Colorado’s winter months.
Year-Round Care:
- Inspection: Inspect your steel posts annually for any signs of corrosion or damage. Tighten any loose fasteners and check posts for stability.
- Cleaning: Wash posts with a mild detergent and water to prevent dirt buildup.
- Corrosion Protection: If rust appears, remove it with a wire brush and apply a rust-resistant coating.
